New roofs and re-roofing overview

When a new roof or wider replacement may be appropriate

A roof replacement may be considered where covering deterioration is widespread, defects recur across different areas or the underlay, battens, junctions and roofline need coordinated attention. The existing tiles or slates and supporting structure must be assessed before wider work is recommended.

Not every leak or ageing covering requires a new roof. A contained defect may suit repair, while broader deterioration may justify a re-roofing specification and scope-based quotation. The Roof Repairs pathway remains available where local work may be sufficient.

Warning signs

Reasons to arrange a roof-replacement assessment

Visible symptoms provide context but do not prove that replacement is necessary. Assessment considers the defect, the wider covering and the layers beneath it.

Widespread covering deterioration

Cracked, slipped, missing or deteriorated tiles or slates across several areas may justify broader assessment rather than repeated isolated repairs.

Repeated defects or leaks

Problems recurring in different locations can indicate that more than one detail or section needs attention, although the cause still requires investigation.

Structure, underlay or batten concerns

Visible roofline changes or evidence concerning the structure, underlay or battens require assessment before the replacement scope is defined.

Junction and drainage defects

Valleys, flashing, ridges, verges and roofline drainage should be considered with the main covering where defects affect several connected details.

Re-roofing scope

What a roof installation scope may need to address

A re-roofing project covers more than the visible tiles or slates. Inspection establishes which layers and connected details belong in the quotation.

Existing covering and structure

The existing covering is assessed, with removal included where required. Supporting timbers or deck condition can then be incorporated into the agreed scope rather than assumed in advance.

Membrane or underlay and battens

The specified membrane or underlay and, for relevant pitched systems, battens are coordinated with the selected roof covering.

Roof covering

Tiles, slates or another agreed covering are selected and installed according to the assessed roof and written specification.

Ridges, verges and junctions

Ridge and verge details, valleys, abutments, roof windows and other penetrations are included where relevant to the roof geometry.

Flashing, roofline and drainage

Leadwork or other specified flashing, fascia and soffit condition, guttering and drainage connections are considered where they meet the replacement work.

Roof covering options

Tiled, slate-format and garage roof replacement options

Tiled roofs
Tile selection for a pitched roof installation follows assessment of the supporting structure, roof geometry, junctions and the agreed project specification.
Slate roof installation
Slate roof installation or replacement is considered after assessment of the structure and detailing. Natural slate, fibre-cement slate and other slate-format products are distinct and must be identified in the specification; the documented Watford project supports fibre-cement slate only.
Garage roof replacement
A garage roof is assessed according to whether it is flat or pitched, the covering condition, supporting deck or structure, drainage, junctions and access. Flat garage roofs follow the dedicated Flat Roofing pathway, while pitched garage roofs can be scoped here.

New-roof cost

What affects new roof cost?

The cost of a new roof depends on measured scope, access, existing condition and the agreed specification. Sufficient project details and an assessment are needed before a reliable quotation can be prepared.

  • Roof size and geometry

Roof area, pitch, number of slopes and the complexity of valleys, hips, ridges and junctions affect materials and labour.

  • Access and scaffolding

Roof height, pitch and site constraints affect the access and scaffolding needed.

  • Existing covering removal

The removal required, disposal and waste handling depend on the existing covering and agreed replacement scope.

  • Structure, underlay and battens

Repairs to supporting timbers or a garage roof deck, plus the specified underlay and battens, affect the scope once their condition is established.

  • Covering selection

The specified tile, slate or other roof covering and its associated components affect the quotation.

  • Junctions and associated work

Ridges, verges, valleys, flashing, penetrations, roofline, guttering and drainage vary with the roof layout and agreed scope.

Repair or replace?

When a repair may be appropriate — and when to consider replacement

The decision should follow inspection of the defect and the wider condition of the roof. Replacement is not encouraged where a suitable repair remains appropriate.

Localised repair

A targeted repair may be appropriate where the defect is limited and the surrounding structure, covering and underlay remain serviceable. See Roof Repairs for a general repair enquiry.

Full replacement or re-roofing

Wider re-roofing may be more appropriate where damage or wear is widespread, recurring, or affects the underlying structure, underlay or roofline details.

Inspection determines whether repair or replacement is the appropriate route — replacement is never recommended where a suitable repair may be sufficient.

Geographic coverage

Regional enquiries and suitable planned roofing projects

From its West Drayton base, Skycraft handles new-roof and replacement enquiries across Surrey, Greater London and surrounding areas. The Surrey hub provides county coverage information.

Suitable larger planned re-roofing projects may be considered more widely without implying guaranteed nationwide attendance.

Working process

From enquiry to an appropriate scope

  1. Assessment and quotation

Share the location, roof type and reason for the enquiry. Assessment distinguishes repair from replacement and supports the quotation.

  2. Access, preparation and removal

Access and scaffolding are planned, with the existing covering removed where the scope requires it.

  3. Structure, underlay and battens

Specified supporting work comes before the membrane or underlay and relevant battens.

  4. Covering and roof details

The covering is installed with the specified ridge, verge, flashing, junction and drainage details.

Frequently asked questions

New-roof and re-roofing enquiries

When should a roof be replaced?

Replacement may be appropriate where deterioration is widespread, defects recur across different areas, or the structure, underlay, battens and connected details need coordinated work. Assessment comes first.

What affects the cost of a new roof?

New roof cost depends on size and geometry, access and scaffolding, removal and waste, structural condition, covering selection, underlay and battens, junctions, flashing and connected roofline work. Assessment supports a reliable quotation.

Can an existing roof be repaired instead?

Often, yes. A targeted repair may suit a contained defect where the surrounding covering, structure and underlay remain serviceable. Use Roof Repairs when wider replacement has not been established.

What happens during re-roofing?

Assessment and an agreed specification come first. Access and removal are planned where required, supporting elements are addressed, then underlay, relevant battens, the chosen covering and roof details follow the written scope.

Can garage roofs be replaced?

Yes, subject to assessment. The covering, supporting deck or structure, drainage, junctions and access affect the scope. Flat garage roofs also link to the dedicated Flat Roofing service.

Do you install slate roofs?

Slate roof installation is considered following assessment and specification. Natural slate, fibre-cement slate and other slate-format products differ; the documented Watford replacement used fibre-cement slates and does not evidence natural-slate installation.
